Title Report Checker

Cheshire – £34,000 - £40,000

A well-established law firm is seeking a highly skilled Property Lawyer to join its Title Report Team on a part-time basis (2 days per week).
 
This is an excellent opportunity for an experienced legal professional with deep knowledge of freehold, leasehold, unregistered, shared ownership, and new build transactions to contribute meaningfully to a high-volume, fast-paced team.
 
The successful candidate will play a key role in supporting fee earners by checking titles and protocol forms, raising and submitting enquiries, drafting transfers, preparing clear client reports, and identifying potential legal issues early in the process.
 
 
Key Responsibilities Case Management
  • Reviewing title documentation and raising relevant enquiries (covering freehold, leasehold, registered, unregistered, shared ownership, new build, buy-to-let, and right to buy transactions)
  • Reviewing protocol forms and submitting structured enquiries to the seller’s solicitor
  • Drafting transfers and requisitions on title and ensuring timely submission
  • Preparing comprehensive property reports for clients
  • Reviewing and reporting on search results, raising further enquiries where appropriate
  • Highlighting key legal issues and potential lender concerns for the fee earning team
  • Ensuring adherence to compliance protocols and internal procedures
  • Managing workload efficiently to meet daily and weekly output targets
  • Providing support to fee earners as directed
Administrative Support
  • Updating internal case management systems accurately and in a timely manner
  • Ensuring secure and organized maintenance of both physical and digital client files
  • Handling incoming telephone calls professionally and redirecting as necessary
  • Maintaining strict confidentiality and discretion with client information
  • Supporting the broader team by assisting with administrative tasks as needed
Teamwork and Collaboration
  • Building and maintaining positive relationships with colleagues across teams and locations
  • Collaborating closely with fee earners to ensure smooth file progression
  • Providing clear handovers during periods of absence or leave
  • Assisting in training and supporting other members of the team when required
  • Demonstrating a commitment to personal development and continuous learning
Candidate Requirements
  • Qualified solicitor, legal executive, or equivalent experience in residential property law
  • Demonstrated expertise across a range of property transactions, including complex title matters
  • Excellent attention to detail and strong written and verbal communication skills
  • Ability to manage workload independently and work collaboratively in a team environment
  • Proactive and solution-focused approach to identifying and resolving legal issues
